Not sure about cost and effectiveness but the benefit of training court and gym is once you buy them you have them forever. Coaches you have to replace at some point. So i think a level 3 gym and training court is worth the investment.

Thank you very much for the advice. In another forum, they say that it is best to have the training court at level 1, no more is needed. I agree with that. Anyway, all depends on the player. Even with low potential, a 18 years old may reach the U21.

I have a question regarding the Gym. It says
The effect is very similar to the already existing cross training, in essence, the gym is giving your team more cross training "slots".
But how does that translates in the calculations?
From what I've read, the regular training of an average player returns:
+ 90% of the selected type (most % goes to primary skill and some % to the related skills) +
+ 10% of unrelated skill

If for level 1 Gym you get +5%(it is arbitrary number for the sake of the argument) cross training of additional unrelated skill, does that mean:
- You get +5% from the Gym to additional unrelated skill added to the the full 90%+10% training, giving you 105% net training.
- Or you get additional cross training at the expense of the primary training. Primary training is reduced to 85% + 10% cross training of one skill + 5% cross training of additional unrelated skill (Net training 100%)
